The living room sofa converts to a full-size bed, allowing accommodation for up to 2 additional guests and I can provide a fold up twin bed or a full size air mattress with advanced request if needed.

Guests have full access to the entire 1BR/1BA suite, including the modern kitchen, living area, and in-unit washer/dryer. You’ll also enjoy elevator access, an on-site fitness room, and free parking available to guests — a rare perk in Brooklyn.

For convenience, enjoy keyless self check-in and flexible arrival times. We provide essential toiletries (shampoo, conditioner, body soap, toothbrushes) along with coffee, tea, and basic condiments to make your stay comfortable.

Per NYC rules, the owner resides on-premises, but you’ll have complete privacy and exclusive use of the suite during your stay. You can come and go freely without crossing paths.

We kindly ask guests to be respectful of neighbors and avoid loud noise or loitering in the building’s common areas. The entrance and lobby are under 24/7 video surveillance for security and safety of residence.

You can review these policies by visiting their FAQ section under “What is Whimstay’s Cancellation Policy?” Currently they are offering a Partial (7-Day) Cancellation Policy which allows for a 50% refund minus cancellation fees for cancellations 7+ days before check-in. All policies include a 24-hour full refund window for guests who cancel within 24 hours of booking (for reservations made at least 72 hours before check-in).

Whimstay is a third-party booking platform that often offers discounted deals for reservations hosted by Best Furnished. Since they process payments, only Whimstay can manage cancellations or refunds. However, any changes made to your reservation through Whimstay must also be confirmed directly with us to ensure they’re properly reflected on our calendar. While Whimstay handles the payment side, we at Best Furnished are your hosts and take care of everything else relating to your stay. For any questions or requests, the best way to reach us is to simply reply to any of the messages you’ve received through our system.

To verify details of your cancellation request, please contact Whimstay directly at support at whimstay dot com. While we will do our best to assist with special cancellation requests, Whimstay’s policies will govern all bookings made through their platform, and Best Furnished cannot alter nor override these policies.

– Full refund minus processing fees if canceled 30+ days before check-in.
– For bookings within 30 days of check-in, full refund minus processing fees if canceled within 24 hours of booking and at least 14 days before check-in.
– 50% refund minus processing fees if canceled up to 7 days before check-in.
– For bookings within 7 days of check-in, 30% refund minus processing fees if canceled at least 48 hours before check-in.
– No refunds for cancellations made less than 48 hours before check-in.

– Available for bookings with check-in dates at least 3 weeks from the reservation date.
– Offers a 10% discount but includes a strict non-refundable cancellation policy.

BEST FURNISHED PAYMENT TERMS:
By submitting payment, the customer acknowledges and agrees that in the event of a refund for any amount, for any reason, including but not limited to a transaction made in error, the refunded sum shall constitute the net amount paid to Best Furnished AFTER deduction of fees from the payment processing platform and the property management platform. It is important to note that the total fees from these platforms, which approximate around 5%, may vary depending on the country and the card used by the customer. As these fees are collected independently by the third party company and are not refundable, the customer hereby relinquishes any and all rights to dispute the fees charged by these platforms before or after the refund is processed.

Occupancy
This apartment is set up for 2 guests at the listed rate. I can host up to 4 people total, just let me know their names and ages in advance so I can be aware who is coming. Little ones under 3 years old stay for free, but likewise please include them in your booking so I can prepare everything properly for your stay.

Quiet Hours: Please note the quiet hours of the building are 23:00 – 07:00. Please help me observe these.

Peaceful Enjoyment: I want everyone to enjoy a calm and relaxing atmosphere, so I kindly ask that you don’t host parties, large gatherings, or business meetings without checking with me first. This helps keep the home and neighborhood peaceful for everyone.

Prior Approval for Events / Hosting Small Gatherings
If you’d like to have a small get-together, just reach out first for approval. That way I can make sure everything runs smoothly and stays within the house rules. Please note: parties held without approval may result in guests being asked to leave and charged $400 per hour for the duration of the event.

Business Meetings & Conferences
If you plan to use the apartment for meetings or work-related events, please get in touch for prior approval. These uses are subject to a $250 per hour fee to cover the extra wear and tear that comes with professional use of the space.

Pets & Service Animals
I’m happy to welcome up to one pet or service animal with prior notice. There’s a $100 cleaning fee to help keep the place spotless and comfortable for all guests.

Shoes
Please remove your shoes inside the apartment, especially on the carpets. It helps keep everything clean and fresh for everyone who stays here.

No Smoking
No smoking inside, please. You’re welcome to smoke in the outdoor areas only. A deep-cleaning fee starting at $300 applies for any indoor smoking.

Mid-Stay Cleaning
For stays longer than two weeks, there’s a $75 mid-stay cleaning fee. My cleaner will come by to change the sheets, dust, and tidy up so the space stays fresh and comfortable during your stay. Keeping things maintained along the way helps avoid any deep-cleaning charges at checkout.

Check-In and Check-Out
Check-in starts any time after 3:00 PM and check-out is by 10:00 AM. You’ll have an easy self-check-in with a smart lock, and I’ll send the instructions 48 hours before your arrival.

Early Check-In and Late Check-Out
If there’s no same-day guest turnover, I’m happy to offer early check-in or late check-out at no extra cost. Just give me a heads-up at least 36 hours in advance during regular business hours. For weekend or holiday requests, please reach out at least one business day before so I can confirm availability. Last-minute late check-out requests made within 24 hours cannot be accommodated and will include a $50 fee.

ID Verification
For everyone’s safety and peace of mind, I do ask for a government-issued ID from all guests booking or staying in the apartment. You will receive an SMS with a request to fill this out upon booking.

Data Privacy
Your personal info is safe and protected by Cloudflare and is only used for booking purposes. I take your privacy seriously and handle all guest information with care.

Pet Policy
I’m happy to welcome pets, and I follow strict cleaning protocols after each stay. That said, if you or someone in your group has pet allergies, please know I can’t guarantee the complete removal of all pet hair and won’t be responsible for allergy reactions.

Optional Housekeeping
If you’d like light housekeeping during your stay, I can help set that up for a discounted rate. Just let me know at least 48 hours in advance to make sure there is availability.

Baby Items
Traveling with a little one? I’m happy to provide a high chair or a portable Pack and Play. Just let me know what you need at least 48 hours ahead of time.
